Landlord Letting Process
Rental Market Valuation – Letting process starts with an accurate market valuation of your home. Rental Instructions - Once you have instructed Pearson Kaye to Let your property, one of our valuers will process your property. From just one visit, they will be able to take the time and effort to present your property in the best possible way to market professionally.
Property on the Market - When you instruct Pearson Kaye to sell your property you automatically benefit from our comprehensive package of marketing services. This is designed to achieve maximum exposure for your property in order to obtain the best price quickly and efficiently. Your property will immediately be offered to waiting tenants who have already been registered.
Viewings – All viewings are booked by an appointment. Prospective tenants may prefer viewings during daytime, evening or weekends in order to see the external of the property such as gardens.
Suitable Tenants – We will have private professional and corporate tenants registered with us. Upon finding suitable tenants, we will apply for references on your behalf. If the tenant proves to be successful, we will proceed to the next stage of creating tenancy agreement.
Tenancy Agreement - All tenancies are Assured Shorthold tenancy (under Section 20 of the Housing Act 1988, as amended by Part III of the Housing Act 1996) initially taken out for six months or one year at a time.
Inventory - An inventory of the contents and condition of the property is recommended prior to commencement of the tenancy.
Rent & Deposit - Initial rent and deposit is collected from the tenants during signing of the tenancy. This is usually provided in cleared funds.
Tenant Check-in – Tenants are checked into the property and inventory is checked and signed by the tenants. Meter readings are also taken as part of the inventory. All services are informed of the new tenants and any void period noted.
